Questions about Lease Agreement Extractor.

What lease data does this tool abstract?

The core abstract set: landlord and tenant names, premises address and description, leased area, commencement and expiration dates, lease term, base rent and payment frequency, rent escalation terms, security deposit, and the operating expense structure (gross, NNN, modified gross), plus clause-level items like renewal options, notice periods, permitted use, and assignment or subletting restrictions.

Does it handle the rent schedule?

Yes. Step rents come back as a table with one row per period, including the amount, the rent per square foot or square meter where stated, and the payment frequency.

Can I use the output for ASC 842 or IFRS 16 work?

The extraction covers the fields those standards care about: the non-cancellable term, commencement date, renewal and early termination options, lease classification, and the discount rate where the document states one.

Is it limited to commercial leases?

No. Residential, office, retail, industrial, and multifamily leases all work, and a property type field records which kind of lease was read.

How big can the PDF be?

Up to 10MB and 100 pages, PDF format only. Long leases within those limits are fine.

Who sees my lease?

No one. The document is processed via the Talonic API to extract the fields and is not retained for training or shared.

Doing this to one file, or to ten thousand?

The tool reads a single document. The platform reads the whole estate once and keeps it queryable — the same engine, with a memory.

See document data extraction if you run this for legal and commercial teams, or the extraction API if you are building it in.
