Questions about Commercial Lease Extractor.

What does the commercial lease extractor read?

The lease number and execution date, the landlord (lessor) name and address, the tenant (lessee) name and address, the demised premises address, the rentable area, and the commencement and expiration dates with the term length in months.

Which rent and expense fields come out?

The base rent and payment frequency, the rent due date, the operating expenses and common area maintenance (CAM) pass-throughs, the security deposit, the rent escalation terms, the late-payment penalty, and the currency of all amounts.

Does it capture renewal, use, and responsibility clauses?

Yes. Whether a renewal option is available, the renewal term, the notice period, the permitted use clause, the maintenance responsibility split between landlord and tenant, the tenant insurance requirement, and the governing law all come back as fields.

Are the rent schedule and additional charges returned as tables?

The rent schedule table returns each period with its start and end date, monthly and annual base rent, and escalation percentage; an additional-charges table (charge type, amount, frequency, tenant responsible) and a renewal-options table (option number, term months, renewal rent, notice days) also come back.

What are the file limits and privacy terms?

PDF only, up to 10MB and 100 pages. The lease is processed via the Talonic API for extraction, is not retained for training, and is not shared.

Doing this to one file, or to ten thousand?

The tool reads a single document. The platform reads the whole estate once and keeps it queryable — the same engine, with a memory.

See PDF to Markdown if you run this for data and platform teams, or the extraction API if you are building it in.
