Questions about Deed / Title Extractor.

What does the deed and title extractor read?

The deed or recording number, the execution date, the recording date, the effective date, the grantor (seller) name and address, and the grantee (buyer) name and address that the property is conveyed to.

Which property identifiers come out?

The legal description with lot and block or metes and bounds, the street address, the assessor parcel number, the county and state, the property type, and any liens, easements, or other encumbrances noted on the instrument.

Does it identify the deed type and consideration?

Yes. The deed type (Warranty Deed, Quitclaim Deed, Grant Deed, or Affidavit of Title), the consideration amount and currency paid for the transfer, and the appraised value where stated are each returned as fields.

Are the notary and recording references captured?

The notary name and commission expiration date, the grantor signature date, the recording county, the book and page reference in the recorder office, and the governing law all come back, so the chain of title can be traced.

Does the tool give legal or title advice?

No. It only extracts the fields present on the deed into structured data and offers no legal, title, or financial advice. PDF only, up to 10MB and 100 pages; the document is processed for extraction only and is not retained.

Doing this to one file, or to ten thousand?

The tool reads a single document. The platform reads the whole estate once and keeps it queryable — the same engine, with a memory.

See PDF to Markdown if you run this for data and platform teams, or the extraction API if you are building it in.
