Questions about Lease Abstract Extractor.

What does the lease abstract extractor read?

The abstract number and date, the property address, type, and parcel number, the landlord and tenant names with their addresses, the effective and expiration dates, and the lease term length in months or years.

Which rent and financial fields come out?

The base rent amount and payment frequency, the security deposit, the rentable area, the operating expenses passed to the tenant, the rent escalation provisions, and the currency of all monetary amounts.

Does it capture the key lease clauses?

Yes. The renewal term, the notice period, the permitted use, the maintenance responsibility, the insurance requirement, the assignment or subletting restriction, the special conditions, and the governing law all come back as their own fields.

Are the rent schedule and operating expenses returned as tables?

The rent schedule table returns each period with its dates, monthly and annual base rent, and escalation percentage; an operating-expenses table returns each period, expense type, amount, and tenant share percentage; additional-charges and renewal-options tables also come back.

What are the file limits and privacy terms?

PDF only, up to 10MB and 100 pages. The abstract is processed via the Talonic API for extraction, is not retained for training, and is not shared.

Doing this to one file, or to ten thousand?

The tool reads a single document. The platform reads the whole estate once and keeps it queryable — the same engine, with a memory.

See PDF to Markdown if you run this for data and platform teams, or the extraction API if you are building it in.
