The document number, the document date, the waiver type (conditional or unconditional), the claimant name and address, the property owner or general contractor receiving the waiver, the property address and legal description, the project name, the payment application number, and the period-ending date covered.
A lien waiver is the claimant signed release of lien rights, given in exchange for payment. A lien is the claim itself, filed against the property for unpaid amounts. They are opposite sides of the same transaction. For the claim document use the mechanics lien extractor.
The waiver type field captures conditional versus unconditional, and the waiver conditions field describes what must be satisfied for a conditional waiver. In the lien waiver claims table, the is_final flag distinguishes a final waiver from a partial or progress waiver.
The total amount waived, the currency, the tax amount, the remaining contract balance, the payment terms, and the effective and expiration dates each come back as fields, alongside per-claim rows in the lien waiver claims table (claim number, description, amount, period, and is_final).
The signatory name, the signature date, and the acknowledgment statement each come back as fields. PDF only, up to 10MB and 100 pages; processed via the Talonic API for extraction only, not retained for training, and not shared.
The tool reads a single document. The platform reads the whole estate once and keeps it queryable — the same engine, with a memory.
See PDF to Markdown if you run this for data and platform teams, or the extraction API if you are building it in.
